FeesWe charge 8% on the gross monthly rental amount, while rented, to a minimum of $100 per month and a maximum of $250.00 per month Lease up fee of a half month's rent to secure a quality tenant We do require a $500 deposit prior to commencing our service with new clients. This is used as a float fund for any out of pocket expenditures that may be required prior to the tenant being placed (i.e. key cutting, cleaning, paint touch up etc.) all funds unused will be refunded on the first remittance to the owner, once the suite is rented. No fees for lease renewals All fees are subject to HST (Harmonized Sales Tax) All of our fees are DEDUCTIBLE against your income When suite is sold, Canada requires you pay Capital Gains Tax of 25% - Our fees over the term of our engagement are all DEDUCTIBLE against your Capital Gains Tax
